Finding Your Perfect Home

At Minerva Property Management, we assist you in locating properties that meet your requirements. We’ll arrange appointments and personally accompany you to viewings. For each property, we provide all necessary Safety Certificates, the Energy Performance Certificate, and any other relevant information you may need.

Once you’ve found your ideal home, you can reserve it with a holding deposit equal to 1 week’s rent. To proceed, you’ll complete an application form for referencing purposes and provide proof of identity (such as a passport or driving licence). For foreign nationals, we’ll also need proof of residency status. This straightforward process usually takes about a week.

Before moving in, you’ll sign a detailed tenancy agreement outlining your commitments and the landlord’s responsibilities. On moving day, you’ll pay one month’s rent in advance plus a deposit equal to 5 weeks’ rent, minus the 1 weeks holding deposit already paid. Please note that rental figures usually exclude Council Tax and utility bills, which we will arrange to be transferred into your name at the start of the tenancy.

Support Throughout Your Tenancy

Before moving in, you’ll receive a full inventory detailing the interior condition, contents, and garden of the property. You’ll have time to review and make any changes before signing to ensure everything is accurate.

Minerva Property Management has been a member of the Association of Residential Letting Agents (ARLA) for many years and the Bonding Insurance provided by them means that your funds are always protected. We are also members of The Property Ombudsman Scheme and your deposit will be secured under the Tenancy Deposit Scheme.
