The Application Process

Minerva Property management charge the following in respect of administration and references:

A tenancy will be offered to you subject to contract, subject to vacant possession and more specifically, subject to the following conditions:

A fully completed application form has been submitted together with the appropriate fee and identification

  • Payment of a Reservation deposit equivalent to 5 weeks rent to reserve the property.
  • Provide proof of identification – Driving licence or passport
  • Proof of your residency status – Right to rent if required
  • Provide 3 months bank statements for affordability
  • The landlord has accepted the offer.
  • Satisfactory references have been obtained.

Before moving in to a property payment of the first month’s rent and tenancy deposit must be made by bank transfer.

Funds must be cleared before keys can be released.

During the tenancy – Tenant responsibility

  • Utilities – gas, electricity, fuel oil, water, sewage
  • Communications – telephone and broadband
  • Installation of cable /satellite – where permitted
  • Subscription to cable /satellite supplier
  • Television licence
  • Council Tax

During the tenancy payable to Minerva Properties Ltd

Company tenant £360.00 plus VAT this is to reserve a property and is a non-refundable referencing fee, set up fee and contribution to the tenancy agreement. A full security deposit will also be required.

Lost Key(s) or other Security Device(s) Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.

Variation of Contract (Tenant’s Request) £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right to rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request) should the tenant wish to leave their contract early; they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
