Whether you are looking for a long term let or a property to tide you over for just six months, you can depend on Minerva Property Management for excellent local knowledge and sound professional advice.
Minerva Property Management will help you to locate properties to meet your requirements, then arrange appointments and accompany you to viewings. We will be able to supply the relevant Safety Certificates and Energy Performance Certificate for each property, along with all the other useful information that you may need. When you find the home that suits you, you can reserve it by paying a holding deposit of 1 week's rent. You will be asked to complete an application form for referencing purposes and you will need to provide proof of your identity such as a passport or driving licence. For foreign nationals we will also need proof of your residency status - this process is straightforward and easy and usually takes little more than a week. You will be asked to sign a detailed tenancy agreement which clearly explains your commitment and the landlord's responsibilities. When you move into your new home you will need to pay a month’s rent in advance in addition to 5 week's rent as deposit. The rental figures quoted are usually exclusive of Council Tax and utility bills, which Minerva Property Management will arrange to be transferred into your name at the beginning of the tenancy.
You will be provided with a full inventory detailing the interior condition, contents and garden and you will have time to agree or make changes before signing. During the tenancy you will have the reassurance of knowing that an experienced Managing Agent is there to call upon if any maintenance or advice should be required.
Minerva Property Management has been a member of the Association of Residential Letting Agents (ARLA) for many years and the Bonding Insurance provided by them means that your funds are protected at all times. We are also members of The Property Ombudsman Scheme and your deposit will be secured under the Tenancy Deposit Scheme.
